This one came from Mariana Wagner, who said;

“Here is a pic that I found while trying to run comps for a property we are about to list. Not only was this the MAIN pic, it was the ONLY pic. Have fun with it!”

It’s been a busy day, so a little fun, a little TV viewing, what’s the weather like and pre bedtime meditation.

Visiting Connecticut Open Houses Is A Terrible Way To Find A Home

July 29th, 2007 Deeper Thoughts No Comments »

Edit: Unfortunately Wordpress or BlogJet eat the links from the MLS. It’s annoying, and I’m working on it.

Open HouseWhy are you reading newspapers and just driving around looking for a home? It’s a terrible waste of time and you’ll likely as not just be late to the party any time something really juicy comes on the market.

Ask a realtor – any realtor – though ideally this realtor for help finding a home. Honestly if you’re ready it just saves you a boat load of time circling neighborhoods like you’re in a holding pattern over Chicago O’Hare.

I met a nice couple today at my Open House and asked what they were looking for. 4+ Beds, 3+ Baths, 3000+ sqft and within commute of Hartford. They have 4 daughters, so good grief bedrooms and bathrooms are on the agenda.

Here’s a copy of the email I sent them…

Hi ******,

here are the search results for 4+ Bedrooms, 3+ Baths, 3000+ sqft.

I don’t usually try and point people towards properties, but this one -> 02 - RES Client Detail View  seems to have a great mix of 6 Beds, 4.5 Baths 3400 sqft fairly new construction and pretty reasonably priced. During rush hour it would be a little longer than 30 minutes commute to Hartford as a potential downside.

Bloomfield (4 homes) 02 - RES Client Detail View

Windsor (8 homes) 02 - RES Client Detail View

Farmington (16 homes) 02 - RES Client Detail View

Wethersfield (9 homes) 02 - RES Client Detail View

Rocky Hill (3 homes) 02 - RES Client Detail View

East Hartford (2 homes) 02 - RES Client Detail View

South Windsor (9 homes) 02 - RES Client Detail View

Newington (2 homes) 02 - RES Client Detail View

If you’re interested in seeing anything, email me or call (860) 202-3368 and we’ll take it from there.

Isn’t that just a whole heap easier than ruining the next years worth of Sundays?

There’s How Many Horses In Connecticut?

July 28th, 2007 Connecticut No Comments »

HorseApparently 43,000 horses in Connecticut. And just 3,500,000 people in Connecticut.

3,500,000 divided by 43,000 = about 81 people per 1 horse.

You’re kidding me.

Where are they all hidden?!?

Hang on. Do these horses have a realtor?

Hmmmm….
